Permanent TSB

PTSB is another renowned bank in Ireland that is a very famous option for Irish homebuyers. Although the bank is smaller than Bank of Ireland and AIB, they share some similarities. The Irish Permanent Building Society, Irish Life Assurance, and Trustee Savings Bank merged in 2001 to form the PTSB.

In 2021, the Competition and Consumer Protection Commission (CCPC) approved the Ulster Bank loan portfolio acquisition worth 7.6 billion euros by PTSB. The deal includes 25 properties owned by the Ulster Bank and asset finance loans.

The government of Ireland in 2011 owned 99.2% of PTSB, and the ownership was reduced to 75% in 2021. NatWest Group Plc has recently planned to take a minority share of 20% from the PTSB, thus minimizing the stake owned by the government.

PTSB Mortgage Products

PTSB offers competitive mortgage rates and deals for all its clients. PTSB offers mortgage products to first-time buyers, those remortgaging, buying extra property, or moving homes. PTSB offers the following mortgage products:

Residential mortgages from 40,000 euros and above

Staged payment for self-build loans

Top-up mortgages necessary for home improvements

PTSB offers fixed rate products ranging from 2-7 years period. The 4-year fixed is the lowest and has a fixed rate of 2.7% .The interest rate remains constant for LTV bands ranging from less than 50% to less than 80%. However, for those with an LTV of less than 90%, the interest rate is 3.1%.

PTSB also offers a green mortgage which is 5 years fixed interest mortgage. The mortgage is accessible to people renovating, building, buying, or own an energy-rated property. To qualify, your home must have a building energy rating of B3.

If you are looking for a cashback and want a mortgage of 250,000 euros or above, then the 5-year green Mortgage is the most ideal. What you can get with this deal includes:

LTV below 80% and a rate of 3.25% get 2% cashback at drawdown and a 2% monthly cashback for the life of your Mortgage.

LTV below 90% and a rate of 3.65% get 2% cashback at drawdown and a 2% monthly cashback for the life of your Mortgage.

If you have a 250,000 euros mortgage for 25 years, you will get a cashback of 6,308 euros in total, with 5,000 euros on drawdown.

Are PTSB Mortgage Rates Competitive?

Their average variable rates 3.71% are as high as while other lenders can be as low as 2.45%.

PTSB is better than other lenders in that they offer better cash back when the mortgage is drawn down. Also, their green Mortgage comes with attractive and low mortgage interest rates.

PTSB Credit Policy Approval

Regarding credit approval, PTSB is not very strict with Irish homebuyers. The credit policy approval is not that strict, making it suitable for many buyers. However, it is essential to note that the loan approval process can take weeks which can be pretty inconvenient if you are in a hurry to acquire your dream home.

What’s the best mortgage I can get?

That’s a question we hear a lot but there is no simple answer to this. There are a number of factors to this which both you and we need to consider when you are thinking of getting a mortgage.
Mortgages come with different terms and banks use different criteria to establish who they lend to, how much and at what rate. Don’t stress too much! You can find out pretty quickly to see if it’s worth your while. From there we will guide you through the process and make sure you get the right mortgage for you and make the process as simple as possible.

If I am a switcher how much can I save?

The Central Bank of Ireland published research that showed that many existing mortgage holders can save over €10,000 euros by switching their mortgage. It will depend on your specific circumstances but just 20 seconds on our calculator will show you what its worth for you to switcheroo.

What documents will you need from me?

Initially, none. The first step is for you to take our Financial Health Check in your secure customer portal. This will help us understand your circumstances and see if you are mortgage fit but we don’t need documentation at that stage. Only later when we move on to preparing your submission to a lender, will we need to make sure that your information is accurate, and we’ll need documentation from you then. Those include proof of your identity, income, utility bills with proof of address, as well as things like visa status where it applies. We’ll always make it clear exactly what we need and why.

Do you perform credit checks?

Our job is to make sure that you have the best possible chance of being accepted. So, we perform our own affordability check before sending anything to a lender. This leaves no footprint on your credit history.
